Challenge: To redesign and obtain approvals for a half-finished city-built project with a myriad of challenges to meet market and economic requirements.
Results: Redesigned 95 unit residential project with 40,000 square feet of ground floor retail into a market appealing 145 unit apartment project with 10,000 square feet of ground floor retail. Acquired the project at a deep discount resulting in tremendous value creation.
Details: Commencement Date: February 2014. Completion Date: Summer 2016. Current Status: Own with joint venture institutional partner.
